What is the Building Inspection?

The technical inspection, also known as "AUTOVISTORIA PREDIAL", is a periodic building inspection (required every 5 years) carried out by professional engineers and architects legally qualified in their respective councils, with the objective of evaluating the general condition of the building with regard to its conservation. , stability and security. It guarantees, when necessary, the execution of measures to correct faults or deficiencies. We perform this service basically dividing it into 3 stages: carrying out the technical building inspection; elaboration of a technical report and communication to the City Hall of the City of Rio de Janeiro.

 

What are the laws that govern and regulate the mandatory Inspections?

Law No. 6400/2013, at the state level, and Complementary Law No. 126/2013, at the municipal level, made it mandatory to carry out periodic technical inspections by those responsible for existing properties in the Municipality of Rio de Janeiro.

On July 12, 2013, Municipal Decree No. 37426/13 was published, which regulated State Law No. 6400/13 and Complementary Law No. 126/13 and established the various deadlines and procedures to be observed when carrying out technical inspections .  

                                                                   

Which properties must carry out the Building Inspection?

All existing properties in Rio de Janeiro, except:

- Single-family and two-family residential buildings;

- All buildings in the first five years after the “habit-se” is granted;  

- Buildings with up to two floors and a total built area of less than 1,000 m²;

- Buildings located in Areas of Special Social Interest.

 

What happens to properties that do not carry out the Building Inspection?

It is up to the person responsible for the property to carry out the building inspection, being: the condominium, the owner or the occupant of the property. In the event of non-performance, he is subject to notification and fines provided for in § 1 of article 4 of Complementary Law No. to cause residents or third parties.
